Terms of Use

These Terms of Use (“Terms”) govern your use of Advisorent, operated by Advisorent Technology Private Limited (“Advisorent”, “we”, “our”, “us”), registered in India.

By accessing or using Advisorent — as a tenant, property owner, or visitor — you agree to be bound by these Terms.

If you do not agree, please do not use Advisorent.


1. What Advisorent Is

Advisorent is a technology-enabled rental facilitation platform. We:

  • Source, verify, and list residential rental properties
  • Facilitate connections between property owners and tenants
  • Provide tools for KYC, deal management, and documentation
  • Support the full rental process from listing to move-in

Advisorent is NOT:

  • A real estate broker or agent registered under RERA
  • A party to any rental agreement between owner and tenant
  • A guarantor of any rental transaction
  • Responsible for the condition of any listed property beyond our verification scope

2. Eligibility

To use Advisorent, you must:

  • Be at least 18 years of age
  • Be legally capable of entering into contracts under Indian law (Indian Contract Act, 1872)
  • Provide accurate and truthful information during registration and KYC

We reserve the right to suspend or terminate accounts where false information has been provided.


3. User Accounts

3.1 Registration

You must register an account to access most Advisorent features. You are responsible for maintaining the confidentiality of your account credentials.

3.2 Accuracy

You agree to provide accurate, complete, and current information. False information — especially in KYC — may result in immediate account termination and may constitute fraud under applicable Indian law.

3.3 One account per person

Multiple accounts by the same individual are prohibited. We may merge or terminate duplicate accounts.


4. Property Owners — Specific Terms

4.1 Listing accuracy

By submitting a property, you confirm that:

  • You are the legal owner or authorised representative
  • The property details are accurate and truthful
  • The property is legally available for rent
  • You have the right to rent the property

4.2 Consent to verification

By listing on Advisorent, you consent to our operations team visiting and photographing the property for verification purposes.

4.3 Listing exclusivity

Non-exclusive. You may list your property elsewhere. However, if a closure happens through Advisorent, our placement fee applies regardless of concurrent listings.

4.4 Owner conduct

You agree not to:

  • Contact tenants outside the Advisorent platform during an active deal without our consent
  • Discriminate against tenants on the basis of religion, caste, gender, or marital status
  • Demand cash payments outside the documented process
  • Misrepresent property condition or availability

5. Tenants — Specific Terms

5.1 KYC requirement

Tenant KYC (Aadhaar + PAN verification) is mandatory before a visit can be confirmed. Providing false KYC documents is a criminal offence under Indian law.

5.2 Tenant conduct

You agree not to:

  • Share your Deal Room access credentials with others
  • Attempt to contact owners directly outside the platform to circumvent Advisorent's process
  • Use Advisorent's listings for commercial subletting without owner consent
  • Damage or misuse visited properties

5.3 Visit conduct

Visits are arranged for the purpose of genuine flat inspection. No-shows without 2-hour advance cancellation may result in reduced visit priority.


6. Fees and Payments

6.1 Tenant fees

  • Browsing, searching, and visiting is free
  • A transaction fee is charged at successful closure
  • The Discovery Pass (optional) is fully credited at closure
  • Fee amounts are shown before any commitment is made

6.2 Owner fees

  • Listing is free
  • A placement fee is charged at successful closure only
  • Fees are shown clearly before the deal closes

6.3 Payment obligation

Fees become due at the point of rental agreement execution. Attempting to close a deal outside the platform to avoid fees is a breach of these Terms.

6.4 Refunds

Governed by our Refund Policy at /refund-policy.


7. Deal Room Terms

The Deal Room is a proprietary feature of Advisorent that facilitates negotiations between owners and tenants.

You agree that within Deal Rooms:

  • All communication must be civil and lawful
  • Personal contact information sharing is restricted by our AI system for your protection
  • You will not attempt to bypass or circumvent the Deal Room's moderation features
  • All commitments made within Deal Rooms form part of the documented deal record

Advisorent's operations team monitors active Deal Rooms and may intervene in cases of misconduct or dispute.


8. Advisorent's Liability Limitations

8.1 Platform role

Advisorent facilitates rental transactions. The rental agreement is between the owner and tenant directly. Advisorent is not a party to that agreement.

8.2 Verification scope

Our physical verification confirms the property exists and is available as described at the time of verification. We cannot guarantee conditions that change after verification.

8.3 Post-deal disputes

Disputes between owners and tenants post-move-in are between the parties directly. Advisorent may provide mediation support but is not legally liable for the outcome of such disputes.

8.4 Force majeure

Advisorent is not liable for delays or failures caused by events beyond our reasonable control including natural disasters, government actions, or infrastructure failures.

8.5 Maximum liability

To the maximum extent permitted by Indian law, Advisorent's aggregate liability to any user shall not exceed the amount paid by that user to Advisorent in the 12 months preceding the claim.


9. Intellectual Property

All content on Advisorent — including the platform design, verification process, Deal Room technology, Trust Score system, and written content — is the property of Advisorent Technology Private Limited and is protected under Indian copyright law.

You may not reproduce, copy, or redistribute any part of Advisorent without explicit written permission.


10. Prohibited Uses

You may not use Advisorent to:

  • Post false, misleading, or fraudulent listings
  • Harass, threaten, or abuse other users
  • Engage in money laundering or financial fraud
  • Circumvent platform fees or processes
  • Scrape, copy, or aggregate platform data
  • Interfere with platform security or functionality
  • Violate applicable Indian laws or regulations

11. Termination

Advisorent reserves the right to suspend or terminate any account that violates these Terms, without prior notice in cases of serious breach.

Upon termination, your access to the platform ceases. Data is handled per our Privacy Policy.


12. Governing Law and Disputes

These Terms are governed by the laws of India.

Any disputes arising from these Terms shall first be subject to good-faith resolution through our grievance process (grievance@flatify.in).

If unresolved, disputes shall be subject to the exclusive jurisdiction of the courts of Noida, Uttar Pradesh, India.

14. Changes to These Terms

We will notify users of material changes via email or in-app notification at least 7 days before changes take effect. Continued use constitutes acceptance.
